Repairing Dormers in Historic Homes: Beverly and Manchester

In Beverly, Massachusetts, we traced a leak to the dormer. When we removed the trim and gutters, peeled back the rubber roof, and removed the roof plywood on this historic home, we found rotten framing. We reframed the dormer and removed some roof shingles around it so that we could properly flash it. We added an ice and water barrier and replaced all the trim with PVC, which is impervious to warping, cupping and splitting. Then we restored the shingles and gutters. You can see the before-and-after in the top photos.
As with every project, our goal in repairing dormers is to ensure the comfort of the homeowners and integrity of the structure. With historic homes, we also aim to keep the original façade intact while using the most modern materials and techniques to keep the house trouble-free for years to come.
